I recently listed a home for sale on a Monday and had it under contract by Sunday. I showed the sellers what similar homes sold for within the last six months (the magic time frame for appraisals). We looked at several key features of the sales. Original list price vs. sale price vs. time on market. These particular sellers wanted to move up and stay in our local area. They found their dream home and wanted a quick sale, plus they wanted to take advantage of the current historically low interest rates. We priced their home $7,000 above the highest recent sale (to account for features that our home had that the other home did not have). By Sunday we had an accepted full price, cash offer and the buyers did not ask for closing cost assistance. Closing Cost Assistance on this particular home would typically be $7000. Our market time ended up being 5 days. The market time on our &lt;strong&gt;comparison home&lt;/strong&gt; was 190 days and their original list price was $20,000 above their final sale price. I am a firm believer that pricing your property right not only shortens your market time, it also nets you a higher bottom line.
